October at a glance
Most of the market sat at $1 million or more. 55 of the 78 sales (71%) closed above that line, and 20 of them cleared $2 million.
| Metric | October 2026 |
|---|---|
| Closed sales | 78 |
| Total sales volume | $122,230,553 |
| Median sale price | $1,446,384 |
| Average sale price | $1,567,058 |
| Price range | $578,000 to $5,400,000 |
| Median price per sq ft | $713 |
| Median living area | 1,892 sq ft |
| Median days on market | 14 |
| Average days on market | 33 |
| Sold within 14 days | 42 of 78 (54%) |
| Sold within 30 days | 55 of 78 (71%) |
| Took more than 60 days | 10 of 78 (13%) |
Look at the gap between the median (14 days) and the average (33 days). A few stubborn listings pull the average up. One home took 456 days to close. Most homes did not wait around.
Single family homes led the way
Single family homes made up 69% of the dollar volume and sold twice as fast as condos and townhomes. The median was 8 days for houses and 16 days for attached homes.
| Property type | Sales | Median price | Median $/sq ft | Median days on market |
|---|---|---|---|---|
| Single family | 43 | $1,850,000 | $808 | 8 |
| Condos | 18 | $883,500 | $640 | 18.5 |
| Townhomes | 11 | $975,000 | $631 | 16 |
| Manufactured homes | 4 | $745,000 | $404 | 101 |
Here is what stands out:
- Every single family home sold for $1,050,000 or more. None went for less.
- 28 of 43 houses (65%) sold within 14 days. For condos and townhomes, it was 12 of 29 (41%).
- 19 houses sold in a week or less.
- 18 houses sold for $2 million or more.
- All four manufactured homes sold in 92010, from $578,000 to $851,299. Three of the four took 88 days or longer.
Two multi-unit properties also sold. A duplex closed at $1,975,000 and a triplex closed at $2,285,000. Both took just 5 days.
Zip code breakdown
92009 had the most closings, 92011 sold the fastest, and 92010 had the lowest prices.
| Zip code | Sales | Total volume | Median price | Median $/sq ft | Median days on market |
|---|---|---|---|---|---|
| 92008 | 16 | $29,975,879 | $1,631,725 | $844 | 11 |
| 92009 | 28 | $46,376,000 | $1,737,500 | $689 | 14 |
| 92010 | 16 | $16,438,199 | $876,000 | $587 | 23.5 |
| 92011 | 18 | $29,440,475 | $1,675,000 | $821 | 7.5 |
The mix of homes changes the story in each zip. Here is the same data split into single family homes and attached homes (condos and townhomes).
| Zip code | Houses sold | House median price | House median days | Attached sold | Attached median price | Attached median days |
|---|---|---|---|---|---|---|
| 92008 | 7 | $1,875,000 | 7 | 8 | $1,240,000 | 18.5 |
| 92009 | 17 | $2,100,000 | 13 | 10 | $765,000 | 24 |
| 92010 | 6 | $1,387,500 | 11.5 | 6 | $857,500 | 22 |
| 92011 | 13 | $1,943,000 | 8 | 5 | $949,000 | 7 |
Duplex, triplex and manufactured home sales are not in that second table.
What to take from it:
- 92009 led in volume. It had 28 sales and $46.4 million in sales, which is 38% of the Carlsbad total. It also had the highest median price for houses at $2,100,000.
- 92008 had the highest price per sq ft for houses at $941. That is about 28% above 92009's $736.
- 92011 was the fastest zip. Its median was 7.5 days and its average was 14.3 days, the lowest of the four.
- 92009 attached homes were the slowest-moving group of condos and townhomes, with a median of 24 days at a median price of $765,000.
- 92010 was the most affordable zip. Half of its sales closed under $876,000.
Price bands: where the market moved fastest
Homes priced from $1.5 million to $3 million moved the fastest, with a median of 7.5 days in both bands.
| Price band | Sales | Median $/sq ft | Median days on market |
|---|---|---|---|
| Under $750K | 8 | $500 | 46 |
| $750K to $1M | 15 | $592 | 21 |
| $1M to $1.5M | 19 | $741 | 16 |
| $1.5M to $2M | 16 | $840 | 7.5 |
| $2M to $3M | 18 | $808 | 7.5 |
| $3M and up | 2 | $1,082 | 59 |
The $1.5M to $3M range held 34 of the 78 sales (44%). Only 23 sales (29%) closed under $1 million.
Part of the pattern comes from the mix. The lower bands hold most of the condos, townhomes and manufactured homes. The upper bands are mostly houses, and houses sold faster all month.
The $3 million and up row is only two sales, so treat it with care. One closed at $5,400,000 after 2 days. The other closed at $3,400,000 after 116 days.
Bedrooms, home age and new construction
Three-bedroom homes were the most common sale, and bigger homes sold faster.
| Bedrooms | Sales | Median price | Median $/sq ft | Median days on market |
|---|---|---|---|---|
| 2 | 17 | $795,000 | $678 | 15 |
| 3 | 32 | $1,312,500 | $671 | 15 |
| 4 | 22 | $1,958,488 | $730 | 10.5 |
| 5 | 5 | $2,450,000 | $808 | 7 |
One 6-bedroom home and one 8-bedroom duplex also sold, and they are not in the table.
A few more things worth knowing:
- Older homes ruled. 40 of the 78 sales (51%) were built in the 1970s or 1980s. The 22 homes from the 1970s had a median price of $1,267,500. The 18 from the 1980s came in at $1,101,000.
- New construction was slower. Three townhomes built in 2025 and 2026 sold in 92008 at $998,990, $1,097,290 and $1,134,404. They took 54, 79 and 16 days, and sold for $592 to $655 per sq ft.
- Size matters. The 10 properties with 3,000 sq ft or more had a median price of $2,655,500 and a median of 6.5 days on market.
Standout sales
The biggest check of the month was $5.4 million, and it sold in two days.
- Top sale: 2637-39 Garfield Street, 92008. $5,400,000 for a 5-bed, 5-bath home built in 2017 with 3,589 sq ft. It sold after 2 days on market at $1,505 per sq ft.
- Top condo: 2389 Ocean Street, 92008. $2,950,000 for 1,966 sq ft, built in 2016. That is $1,501 per sq ft, and it sold in 11 days.
- Fast and big: 6317 Encanto Drive, 92009. $2,675,000 for a 3,280 sq ft home, sold after 1 day on market.
- Biggest home: 3579 Calle Palmito, 92009. $3,400,000 for a 6-bed, 6-bath, 5,157 sq ft home. It took 116 days and sold for $659 per sq ft.
The slow end of the market tells a story too. One home that listed in July 2025 finally closed in October 2026, 456 days later. A $700,000 condo took 225 days. Both are a reminder that a home can sit for months in a market where most homes sell in two weeks.
What this means for you
If you are selling:
- Houses priced from $1.5 million to $3 million had a median of 7.5 days on market. Demand is strong here. Get the price right on day one.
- Condos and townhomes took 16 to 18.5 days at the median, and only 41% sold within two weeks. Condition, staging and price all matter more in this group.
- 10 homes (13%) took more than 60 days. When a home sits, price is the first thing to check.
If you are buying:
- Houses moved fast. 65% sold within 14 days, so get your financing ready before you tour.
- Attached homes in 92009 and 92010 took 22 to 24 days at the median. You have more time to decide, so ask about price flexibility.
- New construction townhomes in 92008 ranged from 16 to 79 days on market.
