Carlsbad's top 10% in October 2026: median $2.79M, 9 days on market, and a $5.4M sale in 2 days.

This report is based on the top 10% of Carlsbad's October 2026 home sales, which we are calling the luxury market. That is 8 of the 78 homes that closed, and every one sold for $2,450,000 or more.

The eight luxury homes sold for $25.1 million combined. The median price was $2,787,500, and the typical home spent just 9 days on the market.

Luxury vs the rest of the market

The top 10% of sales made up 10% of closings but 21% of the dollar volume. Luxury buyers paid about 18% more per square foot, and they bought faster.

The eight luxury sales

Seven were single family homes. One was a condo. Here is every sale, from highest price to lowest.

A few patterns:

  • Newer homes. Every luxury sale was built in 1999 or later. Across the whole market, more than half of the sales were built in the 1970s or 1980s.
  • More bedrooms. Six of the eight had 4 or more bedrooms.
  • Big range. The top sale was more than double the lowest luxury sale. Take out the $5.4 million sale and the average luxury price drops to $2,812,286.

Where luxury sold

92009 had five of the eight luxury sales. 92008 had the two highest prices per square foot. 92010 had none.

Zip codeLuxury salesTotal volumeMedian priceMedian $/sq ftMedian days on market
920082$8,350,000$4,175,000$1,5036.5
920095$14,076,000$2,675,000$77813
920111$2,660,000$2,660,000$8586

92009 had 63% of the luxury sales and 56% of the luxury dollar volume. Its homes were the larger ones, from 3,211 to 5,157 sq ft.

92008 tells a different story. Its two luxury sales were a house and a condo, and both sold for about $1,500 per square foot. That is roughly double the price per square foot of the luxury homes in 92009. Keep in mind this is just two sales.

How fast luxury homes sold

Six of the eight luxury homes sold within 14 days. Four sold in a week or less.

The fastest group sat in a tight range. Four homes priced from $2,651,000 to $2,900,000, each between 3,099 and 3,729 sq ft, sold in 1, 6, 7 and 13 days. That is a median of 6.5 days.

Two homes took longer:

  • 3579 Calle Palmito at $3,400,000 took 116 days. It was the largest home of the month at 5,157 sq ft, and it sold for the lowest price per square foot of the eight at $659.
  • 2198 Vista La Nisa at $2,450,000 took 31 days. It was the lowest-priced luxury sale.

With only eight sales, treat this as a snapshot and not a rule. Still, the pattern is clear. Luxury homes in the $2.65 million to $2.9 million range moved fast, and the very large home took the longest.

What this means for you

If you are selling a luxury home:

  • Luxury homes sold quickly. 75% of them sold within 14 days.
  • The most expensive home of the month, at $5.4 million, sold in 2 days. The largest home, at 5,157 sq ft, took 116 days. Size alone does not guarantee a quick sale.
  • Newer homes ruled this tier. All eight were built in 1999 or later. Condition and updates matter at this level.

If you are buying a luxury home:

  • Homes from $2.65 million to $2.9 million with 3,100 to 3,700 sq ft sold in 13 days or less. Be ready to act, and have your financing lined up before you tour.
  • Price per square foot ranged from $659 to $1,505. Compare each home to its own area, not to a Carlsbad average.
  • Only 8 homes sold in this tier in the month. Choices were limited, so patience may be part of the plan.

About this data and how we define luxury

This report is based on the top 10% of Carlsbad's October 2026 home sales by sale price, which we define as the luxury market. October had 78 closed sales in zip codes 92008, 92009, 92010 and 92011, and 10% of 78 rounds to the 8 highest sales. The cutoff this month was $2,450,000. That cutoff will change from month to month with the market.

Eight sales is a small sample, and one sale can move the numbers a lot. We use medians to keep a single sale from skewing the picture. "Other 70 sales" means every closed sale outside the top 10%. Close dates run from October 1 to October 31, 2026. Days on market is as reported in the MLS. This report does not compare October to earlier months or years. Data is deemed reliable but not guaranteed.
